What This Means for Your District
Every Council district has a stake in transit-oriented zoning. Here's what the data shows for each district.
These figures show how many more homes the /TOC zoning bonuses would allow within a quarter mile of each Broad Street Line, Market-Frankford Line, and Regional Rail station in the district, if every station were designated. About 3,509 of the citywide total are already allowed today around the 13 Market-Frankford Line stations designated under Bill 260517. Trolley stops are not included.
They are zoning capacity: what the code would allow, not a forecast of what will be built. Each lot is counted once per district, even where station areas overlap, so a district’s station figures can add up to more than its total. Only underused lots with eligible zoning count. The numbers match each district’s fact sheet and the TOC Scenario Map, where you can see every lot. Data as of 2026-10-08.
